嘉定区规划和自然资源局近期公示了一块安亭住宅用地设计方案调整。这块住宅用地是深业安亭01A-01A地块,指导价4.2万/㎡,位于同济大学嘉定校区南侧。
该地块含办公,居住,商业,出让面积44727.8㎡,容积率2.3。

从设计方案来看,地块并不是太方正,所有楼栋南偏东做了一定转向,住宅一共就4栋27F的大高层(其中2栋首层架空),以及1栋6F的保障房(含社区配套),其余7栋为低层建筑,另有两栋办公楼。

这7栋低层应该不是住宅。因为从之前的彩平图来看,4栋高层和北侧的低层建筑,地面铺装有明显不同。在综合技术经济指标中,显示还有“花园办公”,大概率说的就是这几栋商墅。
另外,地面上还有十几个停车位,非人车分流。
根据出让要求显示,地块中小套型住宅的建筑面积不能低于住宅总建筑面积的80%。(中小套型住宅设计建设标准为:多层住宅建筑面积不大于90平方米、小高层住宅建筑面积不大于95平方米、高层住宅建筑面积不大于100平方米。)
但是,从户型配比图来看,项目做到了百分百的中小户型,两个户型,分别为85㎡和95㎡,一共421套房源。
